Home insurance is not mandatory by law. However, it becomes required when you have a mortgage — the bank requires a policy with an assignment of rights to itself as loan security. Failure to have insurance can result in termination of the loan agreement.

How much does home insurance cost?

Basic home insurance costs between 130 and 300 PLN per year, depending on floor area, location and scope of cover. For a 50 m² flat in a city, the average is 200–250 PLN/year. The policy required by the bank is usually cheaper (from 100 PLN/year).

What does home insurance cover?

Standard insurance covers: fire, flooding, burglary, power surges, natural disasters (storm, hail, flood). Extended variants may cover: household contents, third-party liability in private life, home assistance and vandalism.

What is assignment of the policy to the bank?

Assignment means transferring the rights from the policy to the bank. In the event of a claim, the bank is entitled to receive the compensation — in practice the funds are used for repairs or loan repayment. Assignment is a standard requirement for a mortgage.

What sum insured should I choose?

The sum insured should correspond to the reinstatement value of the flat (cost of rebuilding/renovation). For a 50 m² flat this is usually 250,000–400,000 PLN. With a mortgage, the bank may require a sum at least equal to the loan value.
